We are continuously trying to find ways to add value to the home buying and selling process for our clients who have entrusted us with one of the largest financial transactions they will make. We believe that this is a logical move considering how technology has been accelerating the evolution of the industry.

What does Cash Back Mean?

Real estate agents usually earn a commission of approximately 2% or more of the final sale price of a transaction. We agree on a portion of that amount to share with the buyer.

How Do I Qualify?

This cash rebate is only available to clients of Martin Smith Real Estate, Brokerage. If you are not already a client, you can email or call us anytime to get more information.

What Kind Of Homes Qualify For the Rebate?

We will help you buy any home that meets your criteria. However, as far as the Home Buyer Rebate is concerned, only MLS® listed homes qualify, and they must offer a minimum of 2% cooperating commission (the industry average is between 2% and 2.5%). Homes listed by our brokerage do not qualify for the rebate, to avoid any potential conflict.

Condominiums

* Example: A Buyer contacts our team enquiring about the Home Buyer Rebate Program, as they are currently looking for homes and not having any luck. They meet to discuss their options, as well as, the services that would be provided. They decide to work together by signing a Buyer Representation Agreement. After 2 months of looking, they finally find a detached home that meets their criteria and they put in an offer for $1,300,000 which is accepted, closing in 2 months. Martin assists the buyers until closing day. After the deal closes, the commission checks are disbursed, and the brokerage receives their cooperating commission 2 weeks later. Martin then delivers a Bank Draft for $16,250 to his happy clients who will use the funds to furnish their new home.
